Mutation is where most land disputes are quietly won or lost. Here is the order of work.
Buying land is not the end of the transaction; recording your name is. Until mutation is complete and rent receipts issue in your name, your ownership is only on paper held by you.
Before you buy
- Verify the chain of title for the preceding decades, not just the last deed.
- Check the CS, SA, RS and BS records against each other.
- Confirm there is no pending suit, mortgage, acquisition notice or attachment.
- Confirm the seller's identity and that every co-sharer has joined the sale.
After registration
- Apply for mutation at the AC (Land) office with the deed, records and identity papers.
- Attend the hearing and answer any objection.
- Collect the mutation khatian and DCR, then start paying rent in your own name.
Keep every receipt. In a dispute ten years from now, continuous rent payment in your name will matter more than any verbal assurance.
